The project located in the heart of downtown Hamilton’s financial district needed an optimal capital structure that provided the best return on investment and IRR for the investors that participated in this deal. The level of pre-sales in the project was gaining traction at the time of financing and capital structure formalization. We used creative valuation and financial underwriting to provide the best possible combination of senior debt, mezzanine and pre-sale structure as well as the property owner’s own equity on top of the deal.
